We'll carry out an inspection either when a tenant makes a complaint or as part of work targeted to improve housing stock
In most circumstances, the landlord or managing agent and the tenant will be contacted at least 24 hours prior to the visit.
We welcome the landlord or agent's presence at the initial inspection. We can discuss any concerns as early as possible and work to resolve them as quickly as possible.
The inspection will identify any hazards. These will then be assessed under the Housing Health and Safety Rating System (HHSRS) and rated as either category 1 or 2 hazards.
Category 1 hazards are more serious than category 2. The Housing Act 2004 states that we have a duty to take action where category 1 hazards are found. We have the power to take action where there are category 2 hazards.
Anything causing a hazard will be reported in writing to the managing agent or landlord. They will be asked to respond with proposals for remedial works.
