What we can offer you
Property Solutions offers a choice of two free options to landlords, or we can discuss other bespoke variations:
Option 1
- An incentive payment of £1,000 for a 6 month tenancy, £1,500 for a 12 month tenancy or £2,000 for a 24 month tenancy
- One month's rent in advance
- A deposit bond to cover damages equal to one month rent
- If our tenant has left your property, Folkestone & Hythe District Council will guarantee your rent for a maximum of two weeks or until we find you an alternative tenant (whichever is the lesser)
Option 2
- Reimbursement of the cost of a gas safety certificate and an electrical safety certificate
- One month rent in advance
- Bond agreement to cover damages equal to one month rent
- Bond agreement to cover rent arrears equal to one month rent
- If our tenant has left your property, Folkestone & Hythe District Council will guarantee your rent for a maximum of two weeks or until we find you an alternative tenant (whichever is the lesser)
Option 3
In addition to the two free options, Folkestone & Hythe District Council can offer a management service through ABC Lettings who are are a team of experienced property managers with a wealth of experience. They offer a complete management service with fees of only 10 per cent. Included in this management service is:
- A guaranteed rent for the duration of the tenancy
- Finding the right tenant for your property within two weeks
- Boiler breakdown cover which includes the annual gas safety check
- An out of hours service
- Regular inspections
Whichever option you choose, you will also receive:
- A fully vetted tenant identified for the property
- A pre tenancy inspection of your property to ensure the standard required by the Housing Health and Safety Rating System (HHSRS
- A designated officer within the Council to provide advice, support and assistance throughout the tenancy
- A full inventory with photographic evidence
- The provision of a tenancy agreement, where required
- Legal tenure advice throughout the tenancy, where necessary
- The completion of an exit inspection
- Tenancy training on how to manage a private tenancy
- Free mediation if issues should arise
